RE: Buying real estate at Auction? Good thing or bad?

Auctions can be a good source but you REALLY have to do your homework before the sale. You need to varify the legal status and decription of the property so you know exactly what you are bidding on.
I've not seen a bidder's premium for the "Priviledge" of bidding on a property. I have seen a buyer's premium as high as 10%.
At many local auctions the lender's representitive has been buying the property back. At others, some investors have been paying full retail. You just don't know who is bidding until the sale starts.
Personally, I would not pay $5000 to bid. There are just too many moving parts involved. Too many oportunities for players to be working in the background.

Due to weather I was in a hurry to get from Boise City back to OKC.
I took 64 to just east of Guymon and picked up 83 south to Shamrock.
It's a good 2 lane all the way.:B

Clancy chased squirrels on a daily basis and if he was close, he'd slow down and pace them rather than kill a playtoy.
That is the same dog that will bring me a live rabbit and ask if he can keep it!

WOW! A new member.....WELCOME......
I'm going off memory and you should check your specs in the owners manual and on the door post.
If I remember correctly, CGVW is 22,000. My 2005 weighs right at 7,000 full of fuel and passengers.
Where you could have problems is the rear axle weights. Mine weighs 3180 with the hitch. With a gross axle rating of 6084, it only allows an aprox hitch weight of 1940.
Don't forget to check your tire's weight rating.
You really need to deal with "REAL" scale weights rather than weights provided by trailer manufacturer. Hook it up and get it on a scale so you can see the weights by axle. That will tell you the answers you are looking for.

Our local guy stated the most honest report, "I don't have a clue yet,, too early and too far away."
That poor guy will probably get fired for telling the truth.
That's the report our guys here are also telling us. We have some of the very best and they are telling us that they don't have a clue...yet.
Then they show us where all of the computer programs forcast the storm will go.

This is a very interesting topic. I've been wondering if there is a skunk in the wood pile.
X-wife went in to buy a car and the dealership said her credit was in the high 600's. Her score was really in the mid 700's. BIG difference in interest rates being offered.
After discussion, they offered loan at the lower rate.
Did they get caught with their hand in the cookie jar?
I've often wondered about that transaction. I saw the dealer print out and was puzzled. The thought crossed my mind that something wasn't right, but as they corrected the rate offered, I did not pursue it.

There are several things to be calculated in order to answer your question.
First are the weight ratings of your truck, and the actual weights involved.
Load up your truck, full fuel, wife, kids, dog and anything else you normally carry in the truck and go to a certified truck scales. The weight ticket will give you the real front, rear and gross weight.
Then compare those weights with your spec weights found in your owner's manual and on your door post.
By subtracting the real weights from the spec weights you can determine how much more weight you can carry or tow.
Pay particular attention to Gross Combined Weight Rating and also rear axle weight rating. Don't forget the weight rating of your tires.
Take time to do your homework, you will not regret it.

I agree with others here. I think a family in need should be restored to the level they were at. I can see special needs being met but not an overbuild.
I've often wondered about the utilities, taxes, insurance and maintainance on some of the houses they have built.
On Holmes, I enjoy learning some of his tricks. He has shown over and over that doing it right the first time saves money in the long run. I just wish I had his budget to work with.

1/2 ton milage

Have a friend that has a 2007 Chev 1500 with the 6 liter gas motor.
He's getting about 15mpg in town.
He was going to give the truck to his grand daughter but has decided that the fuel cost will be too high.
The only thing he tows is a lawnmower trailer, but he needs a truck bed that can handle full sheets (8') of dry wall and plywood. His truck will do this now with the tailgate down.
We were wondering what mileage has been for either the Nisson or Toyota trucks.
Anyone with real world experience?

Marty is absolutely right "Until you weigh the truck with you, spouse, dog, grand kids or kids along, you will be guessing as to how big a trailer the truck will handle".
Book weights are guides not "real" weights. Load it up including all the above and full tanks. Get an axle weight as well as a gross.
Then you will have real numbers to work with. Pay attention to your rear axle weight. That's where a 2500 usually has problems.
BTW your GCVW is 22,000 not 23,500.
My experience has been that a 3/4 ton truck can't haul much more than about 30 feet and stay with in the limits. My Wildcat is a little lite on the pin, but I don't have the bedroom slide.
I made a detailed weight post a couple of years ago. I'll see if I can find it and post here as it may help your computations.
